Manufactured housing, without the mystery.
Know what you are buying before you start shopping.
Start with the construction category
Manufactured homes are factory-built to the federal HUD Code, on a permanent chassis. Modular homes follow the applicable state and local building codes. “Mobile home” commonly describes older homes built before the HUD standards took effect in June 1976. A listing’s label is a starting point; ask for documentation.
A park model is a different conversation
A park model RV should not be assumed to be a HUD-code manufactured home. Check the certification, permitted use and financing options before comparing it with a full-time residence.
Your first five questions
- What is the home’s construction date, manufacturer and serial number?
- What documentation confirms its construction category?
- Does the transaction include the land, or a lease for the space?
- Is the home staying where it is or being moved?
- Who can verify its condition, installation and financing eligibility?
