FOR AGENTS, DEALERS & BUILDERS
Send the deal everyone else called too hard.
Manufactured housing is where ordinary lenders start apologising. Land status, titling, the year the home was built, the installation certificate — every one of them kills a file at a lender who does not do this every week. Erik does.
What your client gets
A straight read on which path the home actually qualifies for — FHA, VA, conventional, or home-only (chattel) — before anyone writes an offer on something that cannot be financed. A listing calling itself “manufactured” tells us almost nothing on its own; land, title and year decide it, and those get checked up front rather than in underwriting.
If the answer is that this home will not finance the way your buyer hopes, you hear it in week one, while there is still time to find a different home.
How fast you get an answer
Calls and texts during business hours get answered the same day, usually sooner. Pre-approval letters go out the same day the file is in. You are talking to the loan officer, not a call center — Erik reads every note himself and replies within one business day.
You are kept current on the milestones that decide your closing date, so nobody has to chase anyone for a status.
Why manufactured is different
- Land.Owned, needed, or a community lease — each one changes which programs are open.
- Title. Whether the home has been converted to real property changes the loan entirely.
- Year and condition. Pre-1976 is a different conversation, and the HUD tag matters.
- Installation. Certificates, permanent foundations and engineer reports are ordinary here, and surprises elsewhere.
Dealers and builders
If you sell or build manufactured homes in Arizona, your buyers’ financing falling through is your problem too. Introduce your business and Erik will talk through how buyers coming off your lot get financed — and your listings can be considered for the site’s builder and dealer directory.
Send a client, or just ask.
The inquiry form opens set to agent or MH dealer, so Erik knows who he is talking to before he replies.
A referral does not start a loan application or authorize a credit check. Programs, eligibility and availability vary by borrower, property, land and lender guidelines. Educational information, not a commitment to lend or an approval.
