Make the showing a fact-finding visit

Bring a notebook, photograph labels with permission, and record unanswered questions. Cosmetic updates do not answer questions about the roof, plumbing, electrical work or installation.

Ask the seller

Plan independent reviews

Ask a qualified inspector about the scope of a manufactured-home inspection and what requires a separate specialist. Ask your lender what property documentation they need. Use the buying checklist to organize questions; it is not a substitute for an inspection, appraisal or title review.

Pause when answers are missing

An unanswered question is a reason to investigate. Before committing funds, discuss deadlines and protections with the professional representing you. Get important statements in writing and retain your records.
