Each of those is a different loan structure with different guidelines, and knowing which one a property actually falls under, before an application goes anywhere, is most of the work. ### Refinancing a manufactured home Refinancing an existing manufactured home to change the rate, the term, the mortgage insurance or the loan type, and converting chattel or personal-property loans to real-property financing where the home and land qualify. Refinancing manufactured housing is where the most avoidable declines happen, usually over titling, the foundation or how the home was originally classified. ### FHA on manufactured housing FHA is often the most workable route on a manufactured home, and it carries requirements a generalist may not have worked through: a permanent foundation meeting the HUD guide, the HUD certification labels and data plate, the home built to the HUD code after June 15 1976, and how the appraiser documents all of it. ### VA on manufactured housing VA financing for eligible service members and veterans on manufactured homes, including land-home transactions. Fewer lenders will do VA on manufactured housing at all, which is exactly why it is worth asking rather than assuming the answer is no. ### Conventional where it fits Conventional financing on manufactured homes in the cases where it is the better answer, including the programs written specifically for manufactured housing.
